Mice in the Roof, Money Down the Drain? Why Proper Pest Control Starts With an Inspection

Pest control shouldn't leave a bad taste in your mouth — or a hole in your wallet.

Recently, I received a call from a homeowner who was understandably frustrated. She had mice in her roof space, had already paid a substantial amount to a well-known pest control company, and two months later, she was still hearing noises in the ceiling.

Her question was simple: Why am I still having problems after paying for professional pest control?

It's a fair question. And one that deserves more than simply putting down another couple of bait stations.

First, Let's Understand the Problem

During our initial phone conversation, I asked a few questions. How long had the problem been happening? When was the previous treatment? What sort of activity was she noticing?

We arranged for me to visit the following morning.

When I arrived, we didn't rush straight into treatment. Instead, we talked.

She walked me through the property, explaining where she could hear the noises, what they sounded like, how frequently they occurred and what times of day they were most noticeable.

These might seem like simple questions, but they're an important part of understanding what's actually happening.

A Homeowner Who Had Already Done the Hard Work

Next, we inspected the outside of the property.

This was a rural home, and the owner was realistic about the challenges of keeping rodents away. When you live in the countryside, mice and rats are part of the surrounding environment.

What impressed me was how much preventative work she'd already undertaken.

She'd sealed gaps around pipe penetrations, installed weep-hole covers, addressed potential entry points around the garage and made a genuine effort to prevent rodents from getting inside.

She understood that rodents can exploit incredibly small gaps, but she wasn't sitting back and expecting somebody else to do everything.

She was doing her part. She just needed professional help to understand why the problem was continuing.

Two Bait Stations...Still Hearing Mice!

I asked what the previous company had actually done.

According to the homeowner, the technician had attended the property, placed two bait stations in the roof space and left. She said the technician hadn't climbed into the roof to carry out a detailed inspection.

She was disappointed with the cost, particularly because the problem appeared to be continuing.

When I opened the roof access, I could immediately see the two existing bait stations.

Rather than making assumptions about the previous treatment, I wanted to understand the current situation for myself.

So I climbed into the roof space.

I spent approximately half an hour carefully checking the accessible areas, including the more difficult, lower sections of the roof. I was looking for evidence of rodent activity and trying to understand where the problems were occurring.

The existing bait stations weren't positioned near the areas where I subsequently identified signs of activity.

That doesn't automatically mean the previous treatment achieved nothing. But it reinforced why a thorough inspection and appropriate placement matter.

Pest control isn't simply about what product you use. It's about understanding where, why and how pests are active.

And Then We Found Another Problem

During the roof inspection, I also discovered ant activity near the main air-conditioning unit.

That wasn't why the customer had called me, but it was worth bringing to her attention.

I photographed what I'd found so we could discuss it properly.

I wasn't there to turn a rodent treatment into an unnecessary list of additional services. However, when you discover something that could become another problem, I believe the customer deserves to know about it.

We discussed the ants separately and how best to address them.

The Right Treatment Starts With an Honest Conversation

Once the inspection was complete, we sat down and discussed what I'd found.

We talked through the different rodent baiting options, including first- and second-generation anticoagulant baits, their potential risks, considerations for pets and other animals, and the importance of ongoing monitoring.

We also discussed service intervals, costs and what a realistic management plan would look like for a rural property.

I explained my recommendations, answered her questions and made sure she was comfortable with the proposed approach.

There was no pressure. No unnecessary upselling. Just a discussion about the problem, the available options and the most sensible way forward.

Together, we agreed on a tailored rodent management plan, with an initial follow-up scheduled in approximately 30–35 days to check activity, assess progress and determine what needs to happen next.

Did We Solve the Problem That Day?

No. And I think it's important to be upfront about that.

Effective rodent management can take time, particularly in rural environments where new rodents can continually enter the surrounding area.

We haven't yet reached the follow-up visit, so I can't claim the problem has been resolved.

But the customer now has something she felt was missing before: a better understanding of the problem, photographic evidence of what was found, an explanation of her treatment options and a clear plan for what happens next.

And hopefully, a little more confidence in the pest control industry.
